Information received by Avalon indicates defective MONIER roof tiles were used in some Redhawk communities built prior to September 1997. The water repelling glaze of the MONIER roof tiles fades away completely, causing ever increasing visible water damage each rainy season. Communities likely to have these tiles on some of the homes are Rancho Alamos, Rancho Calaveras, Rancho San Ramon, Rancho Serrano and Rancho Sayante (confirmed). Affected tiles say MONIER on the underside near the nail hole. They are faded and will absorb a drop of water instantly rather than shed it.
To protect the value and appearance of your home and the Redhawk community, inspect for water damage now. Begin the repair process to prevent further damage. Signs of the damage include deteriorating fascia, peeling paint, sagging rain gutters, wet stucco under the eaves after a rain, water running out of the weep holes and water stains on upstairs ceilings. Preventative measures include tile replacement and spray on invisible concrete tile water sealer reapplied periodically.
